AbstractThe New Residential Long Thoi – Nhon D uc project of Investment and Trading of Real Estate JSC has been building from 20 10 to 201 4 . But so far, the project has achieved on ly about 20% workload on its completion. The delay of completion of project has been caused by so many factors and different reason . Risks appear frequently causes damage to the efficiency of investment projects. The question for us to research, resolve , i dentify and evaluate is estimating the impact of risks, risk control ling to ensur ing the effective pre - defined investment project. The major risk factors in this project: - Policy of government : l aw and s oci ety ; - Nature and Environment ; - Economic and Fin anc e ; - Techn ology of the project; - Implementation of construction. The study ing was conducted in October 2010 that has 5 full interview is done on Residential Long Thoi - Nhon Duc project. The interview is targeted to the representation of the design, bu ilder and customer. In addition to the documents obtained from the interview, subjects to use data sources of other projects and investors. Theory and practice of risk management in New residential Long Thoi - Nhon Duc project, several limitations of risk management is due to the lack of organization, lack the necessary conditions such as time, resources and costs, managers which are not familiar with risk management. In addition, elements of state policy also caused delays for this project.
