AbstractIn the economy, real estate has always been in the field of business with the highest rate of capital raisings. Investor always needs construction project which is most suitable with their money and intense competition of construction corporations. In reality, there are many private investors who want to invest construction project to get high profits and then go away from this field. Private investors who investing in many large projects must encounter incorrectness in unsuitable Feasibility Study, cost overrun or less profitable, project cash flow and missing indirect cost to accordingly economic environment. There are many studies for this case, but they are to focus on build a case study for a project and then draw the experiences and lessons from the analyzed case. In this case study, along with accomplishing those tasks, we also focus on standardizing process of a developer to build a model with real components. Factors influencing financial modeling study quality, both directly and indirectly, shall be investigated to have deep understanding of the causation. Then we shall propose the recommendations to improve financial modeling process for incoming projects and to build a reliable financial modeling.
