AbstractThe property fund for public offering or type I fund is an indirect real estate investment which provides the accessibility for investors to invest in the huge property. However, the fund ma'nagement is seldom maintained properly to achieve the anticipated outcome. The study focuses on the property fund management which impacts its performance. The study intends to investigate the significant factors and the inter-relation between each factor which influence the fund's performance and recommend the effective management guidance for asset management company to achieve the better performance. The study uses case study as a research design. The processes begin with property fund structure development which is used to be the foundation of property fund factors model development. Both of these two models are developed on the theoretical basis, so the verification is needed. After the verification, the factors are obtained from the verified property fund factors model. It is the continued with the data collection using the abovementioned factors to be the guideline to conduct case study. The airport, industrial factories, and residential housing are three selected case studies. Data analysis is conducted toward the evidences using cross case synthesis techniques in which all the important evidences are revealed and explained. The causes, consequences, and recommendation for property fund management are discussed in this study. The results of the study are the significant factors and their inter¬relation in the setup through operational stage of type I Thai property fund. Therefore, the significant factors model is proposed in order to show the results from the study
