Abstract | In the past 20 years, Thailand’s economy has been expanded and recessed, which was influenced by various factors such as global and national political situations along with the chang es of demographics of Thailand. Moreover, one of the economic contributor of Thailand is the residential real estate business, which generates avera gely 3 percent of Thailand GDP and creates jobs more than 130,000 positions in 2012 along with many jobs in related businesses. Additionally, the unique characteristics of the residential real estate business and its influencing factors, for instance, the customers’ demands and behaviors, etc., can either positively and negatively affect the financial outcomes o f the company. Therefore, this research study aims to investigate and identify the factors influencing the financial outcomes of the residential real estate company. Furthermore, both quantitative and qualitative research method are utilized to analyze the financial informations and ratios in order to achieve the objectives of this study successfully. Initially, the model of the residential real estate business process and its financial outcomes were developed and discussed along with its financial outcomes which was classified into operation, investment and financing component. Then, the financial data were collected from the Stock Exchange of Thailand (SET) mainly as well as other related sources. From the data analysis conducted in this study, the key influencing factors of the residential real estate company, which influence its financial outcomes either positively or negatively, were identified as well. Those factors are the ability to develop and sell its projects to meet with the customers’ preferen ces, the efficient management, financial position and some of the competitive advantages of the company. Moreover, the recommendations for the investment in the residential real estate business were purposed. |
