AbstractRetrofitting is a process of strengthening the structure of existing old buildings/structures with the aid of implicating newer technologies such that the life the retrofitted structures increases in comparatively low budget rather than demolishing the structure as a whole and reconstructing itself. With increasing rate of urbanization and commercialization, the demand of retrofitting is ever increasing in recent years. Normal eyes will see retrofitting work not very different from new construction or maintenance of existing structures. However, there exist some specific variations from project management aspect and this domain of construction work is more critical than a normal construction work. Stake holders working in retrofit works need to follow some unique methodologies and project management is even complicated and is criticalThis research, based on the study of current project management practices of building retrofitting project in Nepal, aims to highlight the steps followed by consulting companies. A qualitative approach of research methodology is conducted for this research. Total four cases with varieties in size, client –designer-consultant composition, and project management practices are selected from Kathmandu and Pokhara. One of the cases has followed comparatively good project management practice, two with the moderate and the final with poor management. Primary data used in this research are collected from the project managers and other experts who were directly involved in retrofitting project from clients, consultants and contractors in terms of questionnaires and interviews. Secondary data including project documents related cases and literature review are analyzed. Strengths and weakness of each project is analyzed and outline of their working is compared with standard project management practices. Further some unique features of retrofit project management and construction execution are listed and are compared with general construction projects. The result shows that none of the projects under consideration follow all the systematic and standard project management practices and document all the relevant artifacts. However, there are variation in the style of project management and the result are different depending upon the sort of project management approach they follow and the dynamics of the team they have. Those projects which consists of international and experienced designers and work under guidance of experienced consulting companies yield better result and those with all the local companies that merely follow project tools have exceeded the time and budget as well. The study suggests that the concerned project managers working in this field need to be trained in project management aspect and enhance their skills in using various project management tools.
