AbstractAny construction project is initiated and dominated by the client. Clients are the reason for whom the project is executed, so are the most important parameters for any kind of construction project. Nevertheless the fact is that they are given less importance than other stakeholders in the project and often seen as the enemy by the construction industry. It is due to misunderstanding or difficulty in understanding the importance of clients in making clear requirements, design consistency due to active involvement of client and mutual communication for smooth flow of the project. To get the project assembled during the construction phase exactly as per designed in the design phase is very complex task. Some clients may have strong financial and academic background, experience in relevant field of construction, impressive personality and attitude but some may not have. Clients show their behavior according to the many factors related with the project, consultants, contractors, other stakeholders and the most prevailing factors of clients themselves. The nature and character of the clients’ behavior must be clearly understood to remove the conflicts, to satisfy the needs of client and finally to succeed the project. The study is conducted to find out the clients’ activities in each phase of construction project, the factors that affects the clients’ behavior and how the clients’ behavior effects the project success. The intensive interview with thirty-seven experts from the construction industry was conducted to distinguish the activities of client and to recognize the involvement of clients for the project success or failure during the project from the beginning to the end of it. Several factors influencing the client’s activities and behaviors were identified. The success/failure of the project due to client’s behavior was recognized. The grounded theory method was used for the analysis of interview data to sort out the factors affecting the client’s behavior and project success/failure affected by the client’s behavior. The remedies for the respective failure causing adverse impact on the project success were analyzed with the help of Remedy Assignment Matrix. Case study of two different types of projects and their comparison were conducted to have clear concept and verify the factors affecting client’s behavior and client’s behavior affecting project success.
