AbstractPoipet border town is an economic corridor between Cambodia and Thailand, which make this area a very competitive market environment especially for real estate development project. This thesis investigates the key components that enable developers to formulate competitive strategy by using qualitative approach through interview, case studies and relevant documentation regard to the topic. Researcher has found out that although these developers compete locally, still they have gone through the same development process as other developed countries such as mentioned in literature review. Moreover, they have used similar strategic formulation process by identifying purposes, identifying customers, conducting feasibility studies and using the same analytical tools. It is quite interesting to see that in contrast to the general norm where strategy supposed to be very confidential, these developers are discussing with one another. However, researcher has discovered that developers have their own competitive advantagesuch as infrastructure, location, financial management, advertising and value added to his place and space. This can be due to the accuracy and extensiveness market data that each one has collectedand human capital that each one has in hand. However,to compete in this highly competitive market environment especially in the upcoming AEC integration 2015, developers in the Poipet border town should considered more about external aspects such as macroeconomic shocks. This can help developer to be able to formulate a better competitive strategy.
