AbstractDue to lack of Built Operate Transfer (BOT) project expertise and experience, there are many problems and risks involved in BOT type of infrastructure projects like project cost overruns, late finishing of project, delay in construction commencement etc. This research is mainly focused on the risks involved in BOT road infrastructure projects in India, it mainly focuses on the identification and analysis of major risks of BOT road projects by the public sector and private sector perspectives and also the impact of each risk on time, cost and quality. A quantitative research methodology is used in the study for the data collection process by distributing the questionnaire consisting of risk factors and analysis is carried out by ranking the major risks by the risk index score calculated from the frequency of occurrence and degree of impact. From the overall results, there aresix significant risk factors such as land acquisition delay, incorrect duration of concession, unrealistic forecast on future demand of society, actual traffic revenue lower than expected, delay inapproval from government agencies, poor prospect of economic growth of local economywere identified which ranks in top ten major risks according risk index, frequency of occurrence and degree of impact.The public sector is more concerned on the transferrisks and financial risks, compared with private sector is concerned more on operational risks as well as financial risks. The impact of risk factors on time, cost is more significant of construction risks and financial risks impact of risk factors on quality is more significant of construction risks and operational risks
