AbstractIndia is one of the developing countries in which construction industry has an important role in contribution to economy growth. Construction industry is one of the industries which is majorly known for its risks as it consists of project - based undertakings mainly which are all consists high risk activities as they are vulnerable to external conditions for instance, political, weath er, etc., as well as project related risk factors. Efficient management of risk associated with project is very crucial for successful completion of the project with in the projected targets of schedule, budget, resources, etc. R isk management technique is not effective in practice because of insufficient knowledge and awareness regarding it . Even though risk may have positive or negative effect risk has traditional view as negative, hazard or representing loss. Thus opportunities a ssociated with some of the factors are being forgone, so the current risk and opportunity management processes has to be made more robust and efficient so that the project can be better managed by exploiting available opportunities. This research mainly focussed on identifying t he factors associated with residential construction projects in Andhra Pradesh and Telangana states of India from which opportunities can be extracted and further analysed to find the external and internal factors which are affecting the identified factors and sug gesting the critical factors which can have high impact on maximizing project value, so that the current risk and opportunity management processes can be made more robust and efficient so that the project can be better managed. Quantitative survey and expert interview approaches were used in the research to collect the data for analysis. Quantitative survey was used to find the perception regarding opportunity management and to find the critical factors. Expert interviews were conducted to anal yse h ow the critical factors were being opportunities to contractor in terms of time, cost and quality. From the analysis of the collected data it is found out that even though the common process is used and perceived importance is high, the actual implementati on is not effective regarding the process of opportunity management in construction process because of the traditional threat oriented view of the r isk. Eleven critical factors were identified using L - I matrix based on the scores of likelihood and impact f rom survey and the critical factors were further analysed to find the influencing parameters, exploitable benefits and the relationship between them. Based on the conclusions from the analysed data, recommendations were suggested in managing the opportunit ies with in the existing risk management.
