AbstractThe real estate industry has exhibited a rapid growth and hence firms have a great potential in Sri Lanka. There exists the need to develop effective organizational strategy and successfully implement & control these strategy to face the various challenges successfully and ensure high performance of the real estate firms. Through the research study a mixed - research approach was incorporated by the researcher. T he Quantitative research study would be focusing on identifying the most important strategic factors and analyzing their correlation with the company performance using a questionnaire survey across 28 real estate companies in Sri Lanka. Descriptive St atistics, Pearson Correlation and Linear Regression was be used for data analysis process. Whereas the Qualitative case studies were focused on two leading real estate firms in Sri Lanka. A detailed investigation was carried out using framework developed by researcher in order to study the main strategies presently used by firms and how these strategies are developed and implemented in practical scenario. Further the case studies focused on recognizing the most critical KPIs and Control systems used by real estate firms. The results from quantitative study revealed strategic factors such as ; customer management, company policies, strategic goal & target setting, matching organization structure to strategy and development & implementation of effective KPI to be the most important with high influence on performance. The combined studies revealed efficient strategy implementation to be the most important aspect influencing the organization performance for company performance followed by strategy development process. Based on findings an overall strategic model to improve organization performance was proposed by the researcher for real estate firms in Sri Lanka
