AbstractIn a project, the role and responsibilities of the involved firms can be clearly defined in a project delivery system which is called PDS. Among four types of project delivery system such as design-bid-build, design-bid, construction management at risk, and integrated project management at risk, the researcher only focused on traditional project delivery system which is the most common method used in Myanmar. The selected project delivery system directly impacts to all the processes in the project life cycle of design stage, bidding stage and construction stage. The effected project management practices are described in literature review and data analysis part. The traditional project delivery system selection has direct impact on the project management practices in project stages differ.Moreover, theresearcher focused in the real estate development field in which the traditional project delivery system and its impacts on project management practices in the related project processes in life cycle which is the basis of this thesis paper. Now, Myanmar is a rapid growing economy which has developed inreal estate development fieldimmensely. The competitive market economy of Myanmar is driven immensely on the higher demand in the real estate marketwhich create benefits not only for local investors but also for foreign investors. Thus, it is very important to understand the possible impacts of project management practices of selected project delivery system which the real estate developer (owner)incorporate in their multi projects to get their targeted goals in market.
