Abstract | The current development is facing several issues related to sustainability, as the result of human activities, according to I=PAT equation. Eco-district, one of the sustainable development models, is proposed to be the solution to the existing urban issues. An eco-district is a community driven concept that aims to find balance between the three pillars of sustainability development, through elimination of negative impact on the environment and achieve it in a smart way. Eco-district application has not been adopted in Thailand. The existing set of eco-district guidelines, published by Portland of Sustainability Institute (PoSI), is based on the U.S. context, where certain aspects may not be applicable to Thailand. The objective of this study is to construct an eco-district guideline for developers in Thailand. The developed eco-district guideline is delivered from the study of existing cases of eco-district and feedback from the experts. The content covers the eco-district design principle and methodology for evaluation. The guideline is structured into 3 parts: Part I-Introduction, Part II-Get to know an eco-district, and Part III-Eco-district evaluation. The scenarios are used to assist the user in getting the information best suit their interest. The guideline provides information which can be used by both new and experienced real estate developers, as well as policy maker, with and without prior knowledge on eco-district. The social, environment, and economic data of AIT are used to check feasibility of the developed guideline, as an eco-district as well as a green campus. Green campus and eco-district share similar characteristic, the assessment outcomes between the two are expected to share the same trend for the developed KPIs for eco-district to be feasible. The comparison, based on AIT data, 5 out of 6 considered aspect shows similar trend, proven the feasibility and under which AIT is considered a grade-C eco-district. A hypothetical case, developed on land selected in Phuket, used to check the applicability of the developed eco-district guideline. The 2D eco-district layout demonstrated 6.5 out of 14 considered design aspects were reflected, proven the developed eco-district guideline is valid and practicable. |
