AbstractThe real estate project development is one of the most challenging businesses in the world. Many capitals are flown into this business, especially in the township project development. There are many factors affecting the business success, in order to achieve the better result in term of better quality, saving cost, time, safety, risk management is considered as one of the most important tools in project management. In any circumstances occurring in project process, there are many obstacles, difficulties that not only the beginning developers, but also the experience ones have to overcome. It is disaster, if we do not manage the risks or use the potential opportunities, if any, to drive the project on the right way. In township development, there are many risks affecting time, cost and quality and project profit from initial to close out phase. In this study the project approaches and the risks occurred are the objectives. The result of study at least can help the beginning developers how to manage the project effectively and to ensure the beneficial outcomes.
