AbstractThe property development business is accepted as one of the most challenging business with high riskwhich operates across wide ranges of business, integrates several areas of services, knowledges and skills in order to deliver a successful project.However, thebusinessalso is one of the most attractive for new investors and developers due to generating high profit ratioand high demand level as common human needs. Consequently, the number of non-successful developer has raised due to intense competition and requirement of several skills.Thus, aim of the research is to investigate key practices for small sized property developers to be successfulespecially in term of profitability.In order to achieve the research’s objectives, theoretical framework was developed as a guideline from intensive literature review and proceeded pre-survey to recheck frameworks before interviews. The five semi-structure interviews and site visiting were conducted to gather qualitative information for analysis in the research. To systematically analyze, the property development process is divided into seven stages: initial stage, land selection, designing, financing, construction, marketing and customer service, and fourteen concerning areas. The qualitative case study research was conducted to provide comprehensive understanding in property development project. The effect matrix and case ordered display are used to illustrate the analyzed content in order to be more understandable for the readers. In conclusion, the researcher recommends the key practices to achieve profitability in small sized entrepreneurs who prefer to adopt each practice in order to do the business.
