Abstract | Building sector had shared 15 percent of final energy consumption in a year. This study proposes an option to reduced materials, resources and energy utilizations in building sector. Also, it could provide thermal comfort and environmental friendly. There is a Green Building concept. This study used Leadership in Energy and Environmental Design (LEED) Version 2009 for assessment. The LEED rating system was established by U.S. Green Building Council (USGBC). There provides building owners and operators for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. There had 5 rating systems. The study selected Green Building Operation Existing Building: Operation & Maintenance (EB: O&M) Rating System. The study assesses in 5 groups. The Energy Building was constructed in 1983. The building was designed by energy conservation concept. Average of electrical energy consumption of the building was 117,223 kWh/year and water consumption was 5,832 m2/year. The two resources consumption was focus for reducing. Also, thermal comfort and environmental friendly are included for improvement. Preliminary assessment, Energy Building earned 24 points and did not pass all prerequisites. The major points were on Sustainable Sites and Water Efficiency. The study had conducted the study of possible improvement types for achieving higher point. As this result, the building could earn the point for all levels. There are 45 points, 57 points, 70 points and 89 points for certified, silver, gold and platinum respectively. As platinum level, total investment cost was $ 316,640. The major groups are Facility Alterations and Additions, space condition system, photovoltaic system and building management system. This level could give the total annual income was $ 46,711/year. There are energy saving, revenue of photovoltaic and water bill reduction. As this result, the payback period was 6.78 years. |
