AbstractReinforced concrete structure is commonly constructed in the urban area with the clay brick masonry as partition walls. The effect of infill wall is neglected in design period of the structure. Infill walls add early strength, stiffness to the structure which alters the seismic performance of the structure during an earthquake. Reinforced concrete building in the urban areas are built with an open front (street front) which is used for commercial purpose or used for under tuck parking on the ground floor and residential purpose on the upper floor. Due to vertical and horizontal irregularities in the distribution pattern of infill wall torsional and soft story mechanism are formed. A typical three and a half story building is selected from Nepal. The seismic performance of the building is evaluated before and after the retrofit using three-dimensional nonlinear time history analysis in Perform-3D as a tool. Buildings are subjected to different types and levels of the earthquake. Different levels of retrofit are carried out, and their effectiveness is evaluated to a different level of earthquake. Conventional column jacketing technique is used as a retrofitting.Building performed well with the moderate level of damage to the low level of subduction earthquake with basin effect. For strong Far-field Crustal and Near-fault pulse like ground motions building are subjected to torsional deformation followed by the soft story mechanism.The analysis results are expressed in terms of story drift,deflection,story shear and damage notations. The CJ(Column jacketing on front row columns) retrofitted buildings can withstand the moderate level of earthquake.The retrofitted building with CJFB(Column Jacketing on front row and back row columns) intervention approach can withstand up to the severe earthquake with life safety performance level.
