AbstractIn this study, the author would like to assess current impacts of external environment and internal environment to the business performance of rented workshop services of LTZ. Since then, the marketing strategy can be accessed. The results show that rented workshop services will be negatively impacted by the changes of economic condition, citizen‟s point of view, and technology changes. Furthermore, the internal environment will also impact LTZ‟s rented workshop services in the context that the company has strengths in developing industrial zone real estates, good knowledge in Vietnam‟s laws and regulations, and strong relationship with local authorities in Ho Chi Minh City, Binh Duong Province, Ba Ria Vung Tau Province, and Dong Nai Province. Then, the marketing strategy is prepared with consideration on profit and loss of this project whether it consists of total revenues, total cost and total profit after five years. The results show that this marketing strategy is reliable since the company already has had workshops in land size area with supports services.
