| Abstract | The building is a common infrastructure, which are built to have a long life service. The building consists of many systems such as structural system, electrical system, and etc. The building needs a routine maintenance and cycle maintenance to keep its condition. Currently, the problems of building management are lack of the procedure of building condition rating, and lack of the database for the building management. Therefore, the development of procedure for building condition rating and the building information collection are needed to reduce these problems. This research presents the procedure of Building Condition Rating (BCR), and the development of building management database. The Building Maintenance Management System (BMMS) is developed by Visual Basic statement of Microsoft Excel application program. The BMMS helps decision-maker to define building system condition and entire building condition. The BMMS is designed for collection the building information to be the database. The BMMS solutions are illustrated by using the building model and the building model simulation, which are created by Computer-Aided Design (CAD). In addition, these developed applications can be applied with other infrastructures. |
