Abstract | Value creation of professional construction management service firms in the built environment of developing economy is influenced by their recognition and application of context-relevant competencies. This research presents a list of competencies required to reduce performance gap as well as exploration in area of core competencies. A review of related literature followed by questionnaire survey and in-depth interviews of selected respondents yielded twenty-eight defined competencies and questions regarding area of core competencies were presented in a structured questionnaire. The questionnaires were completed by 48 respondents and interviews were conducted to 4 organizations to increase validity of this research. Both qualitative and quantitative analyses were applied to the survey feedback. The results indicated the most significant competencies to deliver customer satisfaction for each phase are Ability in advising and making professional suggestions in area of construction technology, Value engineering studies, Construction contract preparation, and Ability to keep careful eye on project time, cost, and quality as well as project coordination. The other objective of this study is to investigate area of core competencies. The finding revealed that the important characteristics of core competencies are .to make a significant contribution to the perceived customer benefits and offer opportunity for the future. In contrast to other industries, the core competencies of professional construction management organizations are embedded into the individual skills and tacit knowledge while other intangible resources play supportive role in creating and developing core competencies. As a result, they lost some important characteristics of core competencies that constitute to the uniqueness and sustainability of them. |
