Abstract | Realizing that the achievement of the project objectives are the essential goal for all project participants. However, the important obstacles are the adversity and uncertainty of project characteristic because of internal and external uncontrolled factors during construction. These have carried to failure of objectives; time, cost, and quality including negative effect to short-term implementation and long-term performance from client attitudes. Therefore, the construction improvement strategies are neccessary to project's implementation in order to success on project objectives. This research mainly concerns with the assessment of on-site consh·uction personnel, namely, on-site managers and site engineers. Research objectives are described the first objective is to develop the framework identifying critical success performances within project objectives; time, cost, and quality. And then, it is to assess the success of on-site project implementaion by tt·aditional procurement in Thai construction industries, and also to propose the strategies in improving contractor's capabilities, and also avoiding/eliminating inadequate on-site consh·uction factors which may cause inefficiently. There are eighteen high-rise conshuction projects surveyed through real practices based on fomteen-factor characteristics. In analysis, there are differences in influent level of factors to success on project objectives that these are concluded by similar overall respondent's perceptions. The relative index and ranking order are applied for identification of the most influencing factors, namely, owner status, planning, project manager's competency, and subcontractor's competency. Factor analysis and correlation coefficient are applied for clustering fourteen factors into four groups, namely, uncontrolled factors, interactive process, project participant, and safety. The result is summaried that most Thai conshuction projects are successful on quality objective, but are not successful on time and cost objective. The most critical problems come from inefficient planning and planner, owner's requirement and less experiences, inefficient project manager, and uncontrolled subcontractors. It is therefore neccessary to improve conh·actor's abilities and also develop training programs for all involved construction personnel. |
