AbstractChina is growing at an amazing speed after its opening. Real estate is one of the fastest growing sectors. The research has picked one of China's major cities, Guangzhou, to study its housing market. The Guangzhou housing market used to be the most rational housing market in China. But during these two years' development, some unhealthy signs appear in the market. Citizens' housing affordability has reduced sharply due to the unbalanced growths between housing price and income especial in recent months. The research has provided an overview of the Guangzhou housing market and identified the major problems faced by average Guangzhou citizens. In the last part of the research, some recommendations aimed at solving those problems are raised. The poor affordability of the market is first identified by applying the price-to-income ratio and a survey. After that, the unsatisfied performance of the city's housing security system is identified. We have also discovered that the cause of these problems is due to the manipulation of monopolies. But more essentially, it is because of the high involvement of the local government's benefit. This involvement has reflected in the government's ability and willingness on cooling down the housing market. Aiming at solving the identified urgent and serious problems in the housing market, some recommendations are provided: Improve housing conditions for low- to middle-income people Stimulate the second-hand housing market Construct secondary-center to make more lands attractive to the market Tightening lands management Establish authoritative information network, increase the transparency Levy heavy taxes on the third house Provide power to the public to monitor local government Pay attention to the rural-to-urban migrants' housing conditions
