Abstract | This study will take its focal point on the project management competencies that the smaller or mid-level contractors have to face. Because of limitations in time, I will only be focusing on evaluating just three criteria in the project management competencies: namely cost, quality and time management competencies. As we all know, the construction projects have their own, entirely different scenarios from one another. But one thing is the same; if anything goes wrong, remedial actions are either very difficult and very cost-consuming or sometimes even impossible. The quality management factor is also influenced by many fronts such as workforce, technique, inestimable weather, etc. There are no constants in the construction phase aside from the fact that it is very difficult to achieve the expected quality. Quality is also dictated by three factors: scope of work, cost and time of delivery. The overall quality is not just a result of the product quality, technique and equipment but the end factor of the management approach from the beginning of the project to its very end. There needs to be step-by-step control and monitoring for a construction project to reach its desired quality. These control and monitoring tasks are duties of the contractor. This study shall analyze a building project in Mandalay while discussing its project performance from the beginning to its end. It will then propose possible solutions on getting a better performance for cases such as this building project. In regards to the practice process, the report has also entailed a quality management system framework to be used as a management model for performing building projects in Mandalay region and as such. In the turn of the century, more and more companies are realizing the many benefits of project management in their works. A well-monitored project will finish on time, will be cost-effective and maintain customer satisfaction if not boost it. To manage these projects efficiently, a business needs to improve its project management competence. So it becomes vital for any business to know where they stand in regards to project management competence and to know which areas they need to improve. This study will revise on the literature related to project management, examine and review the current practice of project management of this case study, and come up with recommendations to improve the current building project. For a construction project to be successful, adequate quality in project management functions is the very first and vital requirement. Nowadays, the Mandalay State Government has invested in many public projects. In many of these projects, the State establishes a project management unit to monitor the project directly in accordance with the laws and regulations of the country. This report studies a typical type of project management unit in Mandalay, examines and analyzes the practical application of the project management frameworks. It will go on to review the strengths, weaknesses and recommendations of improvements for these types of projects and can be applied to the projects of the same function. |
