AbstractThis research focuses on factors affecting maintenance of commercial buildings in Myanmar. The quantitative method is applied and questionnaire survey is conducted. The data is collected from building manager, facility manager, chief engineer and senior maintenance engineer. The collected data is analyzed by using reliability test, descriptive analysis, factor analysis, regression analysis and moderating analysis to fulfill the objectives. This research indicates that management, maintenance personnel, supportive factors for maintenance and users and building structure have positive relationship with timeliness of maintenance activities. Among them, maintenance personnel have significant relationship with timeliness. Another finding is that management, supportive factors for maintenance and quality and budget have positive relationship with cost saving in which management has significant relationship. The finding for quality of maintenance activities is that there is positive relationship between management, maintenance personnel, supportive factors for maintenance, standards and regulations and consultation for maintenance and quality. Among them, there is significant relationship between management and quality. The last finding is that there is no moderating effect of building profile and respondent profile variables between factors affecting maintenance and maintenance performance except building area has moderation effect on relationship between management and cost saving.
