A research conceptual framework of this study is proposed by the definition and theories of employee satisfaction linked with HRM practices and motivatve factors. Industrial Estate in Thailand is blooming because the cooperation between governments and investors. Furthermore, main of economic growth is from industry and manufacturing sectors. The data was collect by questionnaire survey distributed among Industrial Estate in Thailand. The empirical data were carried out on 205 sample respondents from 18 manufacturing organizations. Data was analyzed by the Linear Regression to find the relationship between employee satisfaction and other variables. Interestingly, the results represent that HRM practices including training and development, and compensation are related to employee satisfaction whereas motivator factors and hygiene factors also have positive relationship with employee satisfaction. Thus, HR department should emphasize training and development plus compensation to increase employee satisfaction.
