Abstract | With the stable economic achievement, Taiwan stock market has shown a remarkable growth. For the past years, Taiwan stock exchange successfully modernized its bourse by introducing automated trading system, improvement in market infrastructure and providing new products. Presently, real estate securities, especially real estate investment trusts (REITs), are proper time of introduction in Taiwan. Even though REITs operated well in USA, there is no specific law and regulation for real estate securitization in Taiwan. Therefore, many problems are faced in structuring the deal. Further, the environmental conditions of the developed markets are notably different from the developing markets. How to successfully introduce REITs in Taiwan is a serious challenge in the near future. The prospects for the future market development will depend on its own factors and supporting participants. Especially all key participants involved within the process of REITs have to play their own roles properly in order to support the market development. |
