AbstractIn highly competitive environment, organizations have been forced to improve their performance in every aspect. Appropriate physical environment is one possibility which can facilitate business interaction towards greater efficiency and productivity. To achieve this, Strategic Facilities Planning (SFP) was developed by incorporating overall business strategies into facilities policies that can respond to all facilities requirements and provide insight for appropriate design decisions. Whereas benefits of SFP are accepted in many developed countries, they are not widely realized in Thailand. SFP requires some degree of adaptation to be effective in this specific situation. This study examines benefits and problems of SFP in Thailand. It attempts to suggest practical ways to reduce difficulties and adapt this service to specific condition in Thailand. General situation of Thai SFP and specific situation from case studies are assessed through in-depth interviews with service providers and some clients. Existing service providers, potential service providers, potential clients, narrow-scope clients, and broad-scope clients were interviewed. It is found that the SFP market in Thailand is at emerging stage, with very few service providers serving their clients in narrower scope than in well-developed markets. Moreover, the scope of SFP service overlaps with the scope of Real Estate Agencies and Interior Designing firms and these three services are closely tided in the same service chain. A general process of SFP in Thailand is investigated and found to be similar to the process in well-developed market. Effectiveness of SFP in each company is analyzed, using subjective evaluation and objective evaluation whenever possible. Problems and difficulties with some solutions suggested by SFP consultants are examined. Factors that affect SFP success are discussed, together with some suggested factors that is specific to Thai market. It is found that lack of understanding of SFP is the outstanding obstacle that limits growth opportunities and affects quality of the service. Recommendations are given for service providers to reduce difficulties and increase efficiency of the service. From the study, service providers should present SFP benefits to their clients in more objective ways. Training in some fields are suggested and effective data base in some specific applications should be adopted. For SFP clients, it is found that a full scope SFP is not always effective for every organization. Considering its size and characteristics, a narrow scope SFP is recommended as more appropriate for some organizations.
