AbstractJust-in-Time (TIT) management of materials in building construction projects is a matter of contractor-supplier relationship. TIT balances between the stability of user's schedule requirements and the suppliers manufacturing flexibility. Suppliers' involvement and commitment are very critical for the success of the Just-in-Time system and Total Quality Management approach. This study deals on the application and implementation of Just-in-Time management of construction materials with emphasis on the contractor-supplier relationship. It undertakes an comprehensive study on the necessary conditions and requirements for contractors and suppliers in their method of ordering, purchasing and delivery system. A Just-in-Time Model for the application in building construction projects is developed. The current construction management practices of the contractors and suppliers in Bangkok, Thailand are the examined and investigated. The model is then tested to the major contractors and suppliers subjected. Recommendations for improvement for the success of TIT system in Thailand's construction industry are suggested for consideration.
