AbstractProject performance is one of the most important aspects in measuring a projects success. Studying the factors affecting project performance is important, especially in a developing country where large projects are becoming a more frequent phenomenon. The study focusses on five large projects in Sri Lanka which have been recently completed. Achievement of cost, quality and time targets are crucial for project performance. A questionnaire survey was used to identify 10 critical factors that affect project performance, followed by a series of interviews in order to study the causes, impact of the critical factors as well as to study the mitigation methods. The study was carried out with clients and contractors involved in the projects. Causes, impact and mitigation methods for the critical factors and management techniques used to improve and measure project performance are discussed. The study identified nine internal factors and one external factors as the critical factors. Five critical factors were related to the contractors performance which concludes that the contrac- tors performance is more crucial. Causes such as labor and sub-contractor issues, lack of use of advanced management techniques, external risk factors were significant causes for the critical factors.
