AbstractThe establishment of the urban real estate market in China has stimulated by the urban land reforms and the rapid economic growth following the economic reforms introduced in 1978. Hainan Island being the largest Special Economic Zone (SEZ) of China has attracted many investments from the mainland and overseas. The investment has been largely concentrated in the real estate market. The capital city, Haikou, offers the most opportunities for real estate investment. Although careful market studies are essential in the real estate investment decision making, they are too often neglected or their importance is underestimated by the developers. Many investors rushed into the Haikou's real estate market without doing any serious market analysis. This study is a descriptive type of research focusing on the main aspects of market analysis for real estate investment in the PRC, citing Haikou City as an example. The urban land administration and management system of Haikou City has been reviewed to give a background for understanding real estate development in the city. The main aspects of condominium market have also been discussed with the identification of the problems. The secondary data on socio-economic conditions of Haikou City has also been analyzed. It is suggested that there is a potential market for condominium development in the city in spite of the uncertainty and instability. The basic economic development and the increase of income are the key factors supporting the argument of the potential market demand. This study illustrates how the speculation-based capital circulating in the real estate market has caused the excessive supply of condominiums. A survey of condo buyers has indicated that the wealthier households and the small-scale enterprises are the main end buyers of condominiums in Haikou City. Finally, the recommendations about government policies on the urban land management system and the real estate investors' decision-making on condominium development in Haikou City are given, based on the results of the research finding.
