AbstractIndonesia, like many other developing countries faces a low-cost housing problem which is either a housing quantity problem or a housing quality problem. Solving the problem of housing will take a long time and requires considerable resources. Therefore, the solution can not be provided by the government alone, but should result from the activities of the entire society including private sector developers. This research study tries to see to what extent sector developers participate in the supply of low-cost in Indonesia, especially in Jakarta. private housing A sample survey was made of fifty private sector developers and fourth households in one of the housing estates. It tendency population was found that the private sector to build low-cost housing not for but for the middle-income group and developer has a the low- income t he high-income group. The low-income group does not have the resource s to buy low-cost housing because the sales price asked by the private sector developers is too high for them. There are many factors which determine the sales low-cost housing built by the private sector developer price, t he infrastructure cost, the essential building price, the corruption of both the government officials private sector developer himself, etc. price of the land materials and the Recommendation are made in order to reduce the sales price of the low-cost housing and to increase the affordability of low-income group to buy low- cost housing built by private sector developers.
