Abstract | The EMA-prefabricated Low-cost house project has been
undertaken by the Bangkok Metropolitan Administration in order to
respond to the housing need of the low-income families. BMA made
a design for four types of low-cost houses which can be build by
the people themselves. The project has been implemented since 1986.
Over 6, 000 blueprints have already sold by the BMA office to
interested people from the Bangkok Metropolitan Area and the other
provinces of Thailand. However, the exact number of EMA-houses
which have been built is unknown. Therefore, in this study 50
houses were surveyed and their occupants were interviewed with
regard to the socio-economic, structural and architectural aspects
of the project.
The result of the study shows that the project was not very
successful in reaching their target group. The current occupants
of EMA-house are the middle and middle-low income groups. Many of
them modified the original design according to their families'
preferences, especially the kitchen and toilet. The modifications
can be summarized into three groups. Firstly, changes were made
inside the house. Secondly, the toilet and/or kitchen were moved
outside the house. Thirdly, the house were extended to become a
2-storey house.
The occupant's satisfaction with the architectural design
was higher than with the structural work. The wall frame and joint
connections were considered not practical enough and the occupants
said that the house looked like a temporary shelter. Therefore,
in some of the sample houses found in the field survey both the
material and construction system were changed. Also, the
foundation was not satisfactory. The occupants added piles to
create more stability. Providing such a project as EMA-house for
the poor is probably not adequate, if the government does not
provide land, infrastructure and financial support to them. |
