Abstract | In this study, the locational behaviours of various urban locators are analysed for various locational conditions including transportation accessibility by considering small units of land . Initially, the locational behaviour is expressed by using the basic equations of utility and bidrent from new urban economics. These are then transformed into random functions, considering their randomness. And finally, based on discrete choice theory these equations are integrated into a joint probability model suitable for a large scale land u se analysis. The parameters of this model are estimated by assuming same influences of the common variables on both the utility and bidrent functions . The estimation is conducted for the Kashiwa City in the Tokyo Metropolitan area. The estimation results established the consistency between the parameters of these functions and thus verify the concept of the model. Moreover, the bidrent and utility analyses are conducted independently for estimating the locational parameters. Various estimation specifications are used to improve the reliability of the estimates. The way how to treat the share of each type of locators in a small unit of land is studied. The reliability of the estimates under various specifications are compared and discussed. Methods to treat large volume of data and to reduce the computational time are also developed. |
