AbstractThe major urban development problem in Taiwan is the overconcentration of population and shortage of public facilities in Taipei , the capital of the Republic of China. Government funds are limited and it is costly to acquire land for public facilities. One of the ways to solve these problems is to carry out urban land readjustment ( ULR> projects for urban land development. The adoption of ULR achieves better urban development and land use by providing the needed land for public facilities and the network infrastructure at no cost to government. Thus the ULR program is being encouraged by the national government. ULR has been practiced in Taiwan for the past 28 years and is implemented in all counties. This study aims at assessing the preparation and implementation of ULR projects in Taipei, Taiwan, ROC . It includes a field survey of the building development and land use in a case study project after the completion of the project. Also, the opinions of landowner participants in the project on the ULR approach. It was found that the building development of ULR project area after project completion is promoted through the cooperation between private developers and landowners. However, there is a lack of land management and maintenance after the completion of ULR projects. The study also sets out principles and recommendations for the improvement of the ULR program.
