Abstract | The field of financial analysis of private sector housing development projects is a field where not much has been written about yet many important investment decisions hinges on the analyst's results. Existing methods of analysis in Malaysia have distinct deficiencies; one is that they are either investment-based or physically-based, and not ideally both; and the other is that they are manually done and thus handicapped by human limitations. In attempting to overcome these deficiencies and thus optimize profits, the writer undertakes and accomplishes three major tasks. Firstly, the design of a financial model which encompasses relevant physical and financial parameters and variables; secondly, the programming of the model for use with the Lotus 1-2-3 spreadsheet software; and thirdly, the application of the model in a real-life case study to show its comparative advantages over the manual financial analysis method actually used by the developer. A qualitative comparison of the proposed model with the 'PROMOD' model developed by PADCO was also done to prove the former's superiority. In conclusion, the proposed model represents an ideal model for professional use and is an appropriate application of advanced technology in the field of financial analysis of housing development projects. |
