AbstractNowadays, there is limited research on the perceptions of locals regarding their neighborhoods undergoing gentrification, with most studies focusing on economic development and displacement. Bangkok's Chinatown is one of the neighborhoods undergoing gentrification, resulting in significant changes to its characteristics and identity from rapid development. Therefore, this study aims to investigate how residents in Bangkok's Chinatown perceive their gentrifying neighborhood and the adaptation plans they employ in response to this phenomenon by employing a qualitative research methodology to gather relevant data. This study revealed that residents perceive gentrification from both positive and negative perspectives. Positive aspects include enhancements to physical attributes, rising land values, and expanded economic opportunities. However, negative outcomes were observed, including environmental and social degradation as well as the loss of cultural heritage due to the rising cost of living and housing instability. Moreover, this study also examined the adaptation strategies employed by locals in order to survive and thrive in a gentrifying neighborhood. These strategies included reducing expenditures, searching for additional employment opportunities, and adapting local businesses to meet modern demands. The study also emphasized the importance of implementing affordable housing programs and area-based strategies that involve community participation. The purpose of these recommendations is to address the challenges posed by gentrification and assure the well-being of the neighborhood. The findings of this study may inform community development plans and contribute to social welfare and development in communities.
