A study of the impact of the overseas workers remittances on the land market in Dacca, Bangladesh

AbstractThe migration of Bangladeshi workers to the Middle East is a recent phenomenon but it is of importance for solving the unemployment problem as well as for earning considerable foreign exchange for the country. The home remittances of these workers have become a social and economic issue because they provide some people with a considerable amount of money compared to the domestics income level. This study investigates the use of the overseas workers remittances for property investment with particular reference to the purchase of land in the metropolitan area of Dacca city. The study is focussed on two main surveys. The first a study of land-buyers to assess the impact of the overseas workers buying on the land market in Dacca. The second to study the overseas workers as a group investing in property. The findings of the first survey give evidence of an increase of the share of the land purchased by the overseas workers from 12% to 37% within a period of two and a half years. It also shows that the overseas worker land-buyer outlays an average five times more money on a land purchase than a local land-buyer. On average, these overseas worker land-buyers invested 50% of their remittances for the purchase of land. The findings of the second survey show that the overseas worker land-buyers are buying land for residential purposes. It was found that this group invested 68% of their remittances for property investments. The conclusion drawn from the findings of this study is that the overseas worker land-buyers are not land speculators but future home builder. The recommendation from this study is that an overseas workers housing scheme should be set up by the government to enable them to buy houses instead of house plots. This would draw the remittances into a channel of savings fruitful to both the overseas worker and the community.
