AbstractVietnam is a developing country with a high population density, which has increased demand for home construction. Numerous high-rise building projects have been invested in, which has aided the overall country's economic development. However, due to the complexity of the construction industry, it faces several challenges such as low productivity, low quality, increased costs, construction waste, delays, and lack of information sharing among construction companies, stakeholders in the implementation of the project. This requires the application of new technologies and new production methods in the construction industry to help solve the above challenges and improve the operational efficiency of the industry. In recent years, Building Information Modeling (BIM) is considered an inevitable trend in the future construction industry. BIM applications make it easy to visualize designs in action and adjust and update as designs change. It brings a lot of benefits to the design phase, but there are also difficulties and challenges, especially for developing countries like Vietnam. This study aims to present the design steps according to Vietnam's regulations and BIM application for the design phase. Thereby analyzing and assessing the strengths, weaknesses and barriers when applying BIM, and making recommendations on when BIM application is most effective for the Owner, Design Consultant, and Construction Contractor, for the small and medium scale projects with public investment capital.
