| Abstract | The feasibility study is a crucial process that determines the success factors and potential risks of a business opportunity. In recent years, financial feasibility analysis has become increasingly important for investors to make informed decisions regarding project investment. This report focuses on the financial feasibility analysis of the Akari Residential Project, located in Binh Tan District, Ho Chi Minh City, Vietnam, with a particular emphasis on the risks and challenges associated with high-rise building projects. The financial feasibility analysis of the Akari Residential Project is a comprehensive process that involves studying the original calculations and assumptions and updating them to reflect the impact of the Covid-19 epidemic. The key financial indicators, such as internal rate of return, net present value, revenue, and cash flow, have been analyzed to provide the owner with a clear understanding of the project's financial performance. The analysis has identified potential risks and challenges, such as construction delays, changes in market conditions, and cost overruns. Based on the findings, this report provides recommendations for managing and improving financial performance, such as adopting best practices for project management and implementing risk management strategies. The results of this study are essential for investors and project managers who seek to minimize risks and optimize financial performance for similar high-rise building projects. In conclusion, this study underscores the importance of financial feasibility analysis in determining the viability of high-rise building projects. The recommendations provided in this report can guide investors and project managers to make informed decisions, enhance project performance, and ultimately contribute to the sustainable development of the construction industry. |
