| Abstract | The feasibility study is an essential step in the process of developing any project, especially real estate projects. This process is the study of the internal and external context of the project to point out the opportunities that the project can bring or predict the risks that the project may encounter throughout its life cycle. Thanks to those results, investors can have a clearer view of the future of the project even before it has been implemented, from which they can make decisions to control the key indicators to maximize opportunities and minimize analysed risks. This thesis will focus on analysing the financial feasibility study of the Edenia Resor project, a 5-star resort located in Bung Rieng Commune, Xuyen Moc District, Ba Ria - Vung Tau Province, Vietnam. The project was restarted in 2023, after nearly two years of stagnation due to the COVID-19 pandemic in 2021. The financial feasibility study of the Edenia project is a combination of quite complex tasks: (1) researching the tourism market and real estate market in Vietnam, (2) researching the internal resources of investors, etc. The purpose is to make the most accurate assumptions about the project's development and operation ability after restart. From there, with calculations and updates to the original financial model, a set of financial indicators of the project will be exported, including investment cost, construction cost, capital structure, expected revenue and expenses, profit margin, internal rate of return, etc. Furthermore, an analysis of the project's opportunities and risks related to the construction cost issues, construction schedule, tourism market situation, etc. are also mentioned. All of this data and information will be analysed so that investors may have a better understanding of the project in a new context; recommendations on financial modelling methods, risk management methods, evaluation of already made decisions, etc are also given in order to optimize the financial performance of the project in the future. In conclusion, this report can underline some important financial indicators within a financial feasibility study of a resort project. The analysis and recommendations provided in this report can give readers some ideas about resort project development and how to improve the project’s performance. |
