AbstractMandalay City, which has a population of around 1.225 million people, is now one of Myanmar's most promising real estate markets. As a result, professional project management skills are in high demand, particularly among investors in Mandalay, Myanmar. The majority of the managers lack sufficient expertise and recognition in real estate, notably in the construction industry. It is critical to investigate the roles and duties of the owner in making decisions at each step of project development when using an outsourcing strategy. Using the findings of this study, a guideline will be developed for property owners and investors who lack the necessary skills and in house resources to develop a property. The establishment of a quick guideline to identify the property development process for the investor in project investment and management is an important aspect of this study.
